1. General Information

The website acteimobil.ro (hereinafter referred to as "the Website") is operated by THE COFFEE POT SRL, with registered office at Str. Nuferilor 40-48, Bl. A2, Sc. C, Et. 2, Ap. 11, Sector 1, Bucharest, 013621, Romania, registered under no. J40/12627/2014, Tax ID (CUI) 33751330, email: contact@acteimobil.ro. By accessing and using the Website, you fully accept these Terms and Conditions. If you do not agree with these terms, please do not use our services.

2. Description of Services

ActeImobil.ro provides intermediary services for obtaining official documents from the National Agency for Cadastre and Real Estate Publicity (ANCPI), primarily land registry extracts for information purposes.

Documents are obtained in electronic format (PDF) from ANCPI and delivered to the customer's email address.

3. Orders and Pricing

Prices displayed on the website include the ANCPI fee of 20 RON and all costs associated with the intermediary service. Prices are expressed in RON (Romanian Leu) and include VAT where applicable.

By placing an order, you confirm that the provided information (county, locality, cadastral number, land registry number) is correct. ActeImobil.ro is not responsible for orders placed with incorrect data.

4. Payment

Payments are made online through the Netopia Payments payment processor, PCI DSS certified. We accept Visa and Mastercard cards. Payment is processed at the time the order is placed.

5. Delivery

Documents are delivered exclusively in electronic format (PDF) to the email address provided at the time of order. Delivery times are:

  • Properties registered in ANCPI electronic system: max 1 business day
  • Properties not electronically registered: 48-72 business hours

Delivery times are estimates and depend on ANCPI processing time. ActeImobil.ro makes every effort to meet the estimated timeframes.

6. Right of Withdrawal and Refund

In accordance with Romanian Government Emergency Ordinance 34/2014 on consumer rights, you have the right to withdraw from the contract within 14 days of placing the order, unless the document has already been delivered.

Refunds are processed within 14 days of receiving the withdrawal request, using the same payment method used for the purchase.

If we are unable to deliver the requested document (for example, if the cadastral number does not exist in the ANCPI database), you will receive a full refund.

7. Liability

ActeImobil.ro acts as an intermediary between the customer and ANCPI. The content of the obtained documents reflects the information in the ANCPI database, and ActeImobil.ro cannot be held responsible for the accuracy or completeness of this information.

8. Intellectual Property

The content of the Website (texts, images, design, logos) is the property of ActeImobil.ro and is protected by copyright law. Reproduction without prior written consent is prohibited.

9. Modification of Terms

ActeImobil.ro reserves the right to modify these Terms and Conditions at any time. Modifications take effect on the date of publication on the Website. Continued use of services after modification constitutes acceptance of the new terms.

10. Applicable Law

These Terms and Conditions are governed by Romanian law. Any dispute shall be resolved by the competent courts of Romania.

In accordance with applicable legislation, consumers may use the following dispute resolution mechanisms:
